Brett,
As we discussed, there is one issue on the revised survey with respect to the two measurements that make up the new boundary line.
The measurement of 53.11 from Grove Street to the iron pin set in front of the gate fails to account for the additional 10 inches for the gate post and concrete base. The angle for the remainder of the new property line that runs the distance of 46.63 must be reduced to account for the 10 inches. The attached photo shows the 10 inches past the iron pin set that must be accounted for in the new boundary line, as this was a material term of the settlement.
As we discussed, it is a simplistic fix of the measurement calls on the survey and the 2 legal descriptions must also be revised too.
Please also identify in writing Ms. Zeemans concerns with the revised survey in advance of our virtual meeting with Gaddy.
I am available this morning for a virtual meeting up until 12:45 pm.
In the alternative, my client and I are available next week at these times:
Monday, February 3rd: 9:30 to 10:30 am; 3:30 pm to 4:30 pm
Tuesday, February 4th: 9:30 to 10:30 am
Wednesday February 5th: 4:30 to 5:30 pm
