Thank you for your time today and for explaining the "knock-on" effect of the lot coverage variance issue. | have asked Matt to include the new survey in a revised document for your files...please look for that from him very soon.

Can you confirm that the City now has all the paperwork, forms, applications, drawings, surveys etc. that you need to proceed to the next step? Regarding the lot coverage variance. | understand it is looked upon differently than the set-back variance, so here's what we'd like to do. 1. I did not see an attachment...could | ask you to re-send so we can study it? 2. Once we see that we can make a better judgement re practicality and budget needed to conform to the water draining issue. 3. | assume that even if we continue towards applying for the variance, and assuming it does get approved, that does not mean we must then do that work...1 assume we can always decide to revert to a plan that does NOT require the lot coverage variance The bottom line is, | think it's better to continue to apply while we also consider

options that would not trigger the second variance. Please advise if you think this is a good plan and one that the City would be OK with. Thanks.

| wanted to confirm that you are proceeding with your second variance request of an increase in lot coverage. Due to your lot already exceeding our maximum lot coverage of 35%, there is no guarantee that the Board will grant this request. If the Board does grant the increase in lot coverage, the requirement for water quality will be triggered for your property. It is standard practice to place a condition on lot coverage variances that state water quality and stormwater mitigation measures are provided to account for all impervious surface coverage in excess of that allowed under existing zoning.

Attached is a standard detail provided by our City Engineer of what stormwater mitigation could look like.
