Good morning, Sarah.

I hope all is well.   We have a project in queue to investigate the storm drain in the right-of-way adjacent to your property.   As previously mentioned, we have not been able to identify any issues with the existing drainage system; however, we intend to investigate previous repairs and address potential aesthetic issues related to the soil used to backfill the installed system.

During our site visits and as presented in video and site photographs, the parcel experiences drainage issues related to runoff from upstream properties.   This runoff is from private property onto private property and does not originate from the public right-of-way or roadway.   Considering the vicinity of this drainage issue to the City’s recently completed storm drain project downstream, the following is provided for informational purposes should the property owner wish to engage in improvements to their property to assist with drainage.

Please be aware that the information provided does not represent a detailed engineering analysis by the City or its employees and is based on observations provided by the resident and made during numerous site visits.  The following is provided for informational proposes only and is not a substitute for professional engineering advice.  It is recommended that the property owner engage a landscape architect or professional engineer to address the drainage issues identified.

Based on a limited site inspection, the parcel experiences ponding water near the structure and the rear yard.   The recommendation is generally to promote positive drainage (i.e. from higher elevation to lower elevation) to allow runoff to freely drain from the parcel to the right-of-way.  In particular this recommendation pertains to three areas:


  1.  Along the front of the house where the foundation wall abuts the adjacent grade;


  1.  Near the Northeast portion of the house where the sidewalk from the driveway to the front entrance makes a 90° bend; and


  1.  At the low point in the rear yard adjacent to the privacy fence.

For the first area it is recommended to do minor grading adjacent to the house to ensure the ground between the house and sidewalk area slopes toward the sidewalk path and out to the driveway.
For the second area it is recommended that a small v-shaped channel be installed to help direct water away from the northeast of the house down to the driveway area.  Along the path shown in red.  If the elevation limits the amount of fall able to obtained via an open channel.  A french drain system with a pop-up emitter can assist in promoting drainage to the right-of-way.

Lastly, any blockage or depression causing pooling in the rear yard should be addressed.  This may involve ensuring there is enough daylight under the fence to freely allow water to drain or limited grading to remove any low spots.
