I understand your concerns regarding the moving stakes and have relayed this information to Stewart.

Our retention and representation of you in this matter is limited to the defense of the claims for removal of encroachments as shown on the 2021 survey.

I will defer to Amy regarding your claims that you dispute the 2021 survey based on the stakes (not necessarily designation of pins) being moved.

Hi Sally,

Attached is a photo of the "migrating pins" taking about a foot of my home structure dated back to March 9th 2021 as well as a more recent photo (and I have video) of the Sweatmand physically moving the pins and stakes again.
The pins have continued to migrate, and the validity of the surveys is therefore questioned.

It is documented that the neighbor moves the pins/stakes.
Photo from September 2021 with no pin/rebar marked and to this day there is no visible pin/rebar,
